The staff are really helpful and the room was a nice size for children in the wardrobe. The hotel is situated in the central location on what to do in area. And it's very close to the rail station and other transport, sea front and train station, seafront, shops.

I asked for king room with coffee and a lounge area, it was airy. The hotel had excellent and absolutely perfect location just next door to the rail station and other transport which is excellent as well as the centre of St Anne's.

All in all everything was really good, had a lovely stay for a lovely weekend. The room was brand-new and well presented and offered a shampoo and conditioner, so that guests had essentials. It was good to have bottled drinks in the honesty bar.

Certainly an excellent experience for a wedding celebration in Lytham St Annes. Luxurious, small property. Lots of options for breakfast in the bar. Extremely clean facilities in general, particularly good and perfect location in the Fylde coast. Also - near to the local transport network, the garden and the rail station and other transport which is excellent.

The location was excellent and lovely and I could use free parking nearby. And it was also near to Lytham & Blackpool, the beach and Restaurants and train station, seafront, shops. The room was airy, with smoke detectors and PICTURESQUE views of the sunset.

Marvellous location in a great area, adjacent to the train station and centre of St Annes, train station, seafront, shops and the railway station. The beds are comfy, and the breakfast is sensational. We appreciated having a flat-screen TV with satellite channels, a clothes rack and a radio in room which was very clean. Helpful host running the hotel. Fantastic location - easy walk to everywhere we needed. A great selection of food, which was exceptional to satisfy everyone.

The well presented hotel met required needs perfectly. If you want to eat nearby, try Wigglesworths Coffee Shop, which is situated 200 m away. Good choice for trip in Lytham St Annes.
